Thank you for choosing Blue Rose Bed and Breakfast in Mount Morris, NY as your lodging choice.  We extend a warm welcome and hope to make you feel comfortable and at home.  Please note the following important policies below regarding your reservation:

• Check-in at 3:00 pm to 7:00 pm.  Check-out at 11:00 am.

  • If you require a later check-in, please let us know in advance and arrangements can be made to accommodate your arrival time.  Please let us know if you are running late (Phone 585-658-1028). A valid id will be required at the time of check-in.

• Room rates are based on double occupancy per night. A maximum of two (2) adults can be accommodated in each of our guest bedchambers. Breakfast is included with your stay. Please let us know in advance if you choose not to join us for breakfast, a discount of $20 will be deducted from your reservation.  This request must be made at the time of the reservation directly with the Innkeeper by phone (585-658-1028).  The discount will not be honored if requested after check-in.  A 3% occupancy tax and 8% New York State sales tax will be added to the room rate.

• We are following the current CDC and Health Department guidelines for sanitizing and disinfecting our B&B.  Masks are required in public spaces.

• Dietary restrictions-Please let us know IN ADVANCE of any dietary restrictions when you book your reservation and we will do our best to accommodate your request.

• Second Floor Bedchambers-All guest bedchambers are located on the second floor and are accessible only by the multi-level stairway. 

• Two-night minimum stay is required on weekends (Friday, Saturday, and Sunday) during peak season (May through October).  Holiday weekends and special events may require a three (3) night minimum stay.

• Extended stays and corporate discounts-may be available from Sunday through Thursday.  Contact the Innkeeper directly at 585-658-1028.

• A Visa, Mastercard, and Discover Credit Card number and expiration date are required to secure a reservation until arrival.  We do not accept personal checks.

• No Smoking on the premises-Blue Rose B&B is a smoke-free establishment and smoking is not allowed on the premises at any time.  Smoking is prohibited on all porches and patios. Please refrain from smoking in consideration of the other guests.  If this policy is violated, the guest will be charged a $300 cleaning fee on the credit card on file.  Thank you for your cooperation.

• No candles or incense are permitted in the bedchambers or bathrooms. 

• We are unable to accommodate any pets.

• Guest bedchambers are for registered guests only. This policy is a courtesy to the other guests and to the innkeepers who reside on the premises. Each of the guest bedchambers can accommodate only 2 adults comfortably. Guests may not invite friends or family to the B&B without the innkeeper’s prior approval.

• Damages to the property-Guests will be charged on the credit card on file to repair any damages beyond normal wear and tear they cause to the premises or to room amenities.  This includes a $300 cleaning fee for smoking on the premises of the B&B.

• Cancellation Policy-Blue Rose B&B has a limited number of guest bedchambers so any cancellation is considered significant, therefore, we must observe a strict cancellation policy.  If your reservation is confirmed and you cancel less than 14 days prior to your arrival date, you will be charged in FULL unless we are able to re-book your room.  You will be reimbursed ONLY if we are able to re-book your room(s) less the $50 cancellation fee. You must email us your cancellation request or contact the Innkeeper by phone to receive a cancellation confirmation from us. All canceled reservations, regardless of notice or reason, will be charged a $50 minimum cancellation fee.  

• Group Reservations of all 3 rooms require a 30-day cancellation policy.  If you cancel BEFORE 30 days prior to your stay, there is a $50 cancellation fee per room ($150).  If you cancel within the 30 days before your stay, you will be charged in FULL.  You will ONLY be reimbursed IF we are able to rebook your rooms for those dates less the $50 per room cancellation fee.

• Gift certificates-Reservations to be made and paid with gift certificates are subject to the same cancellation policy and must be booked by phone (585-658-1028).

• Parking - One car per room is available on-premises.

• Quiet time-In consideration of other guests, quiet time at the B&B is 10 pm to 7 am.

• We respect the environment and recycle bottles, newspapers, magazines, cans, etc. and use green materials whenever possible.

Your Personal Information-When users elect to make online reservations, users are required to supply certain personal information.  This information is used to verify your identity and secure your booking.  We only utilize your email addresses in pre-stay and post-stay communication.  We will not disclose, share, sell or divulge your personal information, such as an address, email, and telephone numbers to third parties

unless we have informed you, been authorized by you or are required to do so by law. We will maintain this information in accordance with our strict confidentiality standards.
